The regional headlines say the same thing every week: inventory is up, days on market are up, buyers hold the leverage. Read at the county level, that is broadly true. Read at the community level, it falls apart.
We track every active listing across the curated bundled golf roster in Collier and Lee counties and refresh it from the MLS feed several times a day. As of September 2, 2026, that is 644 active bundled listings across 37 communities with inventory on the board. The spread between them is enormous: one community carries 49 active homes, another carries six. One is selling in two weeks, another is sitting past six months.

That is not one market with one negotiating posture. It is two, sitting a few miles apart, and the strategy that wins in one loses in the other.
Market One
Deep inventory: where buyers set the terms
Twelve bundled communities carry 20 or more active listings. In these clubs, several near-identical floor plans compete against each other at the same time, and a seller who prices at the top of the stack simply funds the sale of the unit priced below them.

Note what the data does not say. Deep inventory does not automatically mean slow. Heritage Bay carries 21 active homes but a median of 61 days; The Glades carries 34 at 75 days. Both are absorbing. The genuinely soft corners are the clubs where high inventory and long DOM stack together — Kelly Greens (37 active, 158 days), Glen Eagle (22 active, 172 days), Worthington (19 active, 152 days) and Esplanade (21 active, 139 days).
Market Two
Thin inventory: where waiting for a discount costs you the house
At the other end of the roster, fourteen bundled communities have twelve or fewer homes on the market. In clubs this tight, there is no stack of comparable alternatives — the buyer's leverage comes from patience rather than competition, and a well-presented turnkey unit still moves.

Foxfire is the clearest example in the data: ten active homes and a median of 14 days on market. Pelican Sound and Copperleaf at The Brooks are also absorbing in roughly two months on single-digit and low-double-digit supply.
Thin does not always mean fast either. Quail Creek Village (9 active, 127 days), Legends Golf & Country Club (8 active, 132 days) and Vanderbilt Country Club (10 active, 136 days) are quiet on both sides — few sellers and few buyers. Those are pricing problems, not supply problems, and they respond to a different fix.
The Real Axis
Supply and speed are almost unrelated
Plotting every community's active count against its median days on market shows the point plainly: the cloud has no slope. Inventory depth alone predicts very little about how fast a home sells. What predicts speed is price positioning relative to the specific competing set inside the gate.
The fastest eight tell the same story from the other side: Foxfire (14 days), Heritage Bay (61 days), Copperleaf at The Brooks (65 days), Pelican Sound (66 days), Vasari (67 days), Olde Hickory (68 days), Highland Woods (69 days), Spring Run at The Brooks (74 days). Three of those carry 20 or more active homes.
The MLS Blind Spot
What a fresh listing photo doesn't tell you
Retail portals show the current listing's days on market. When a seller withdraws and relists under a new MLS number, that clock resets to day one — the home looks new even though it has been available, at some price, for far longer.
Because we archive every listing record and key it to the county parcel rather than the MLS number, we can see through the reset. 109 of the 642 active bundled listings we can parcel-match — about one in six — sit on a parcel that has been listed before under a different MLS number. Their median current days on market is 94. Their real time in front of the market is longer, sometimes by a year or more.
- For buyers: a relist history is a motivation signal. A seller on their second or third attempt has already absorbed two off-seasons of dues, taxes, and insurance.
- For sellers: withdrawing and relisting buys a cosmetic reset, not a real one. Any agent with archive data will see the prior attempt, and most experienced buyers' agents check.
- Context on price: across closed bundled sales in the last six months, the median sale-to-list ratio is 96.2%. Meaningful concessions are being made — but from a correctly set list price, not from an aspirational one.
Parcel-level relist history isn't published on the portals. It is the difference between guessing at seller motivation and knowing it before you write the offer.
What To Do With It
Two markets, two playbooks
If you're buying
Set your posture per community, not per region. In a 40-listing club with a four-month median, open below list and ask for concessions. In a six-listing club absorbing in two months, lead with clean terms and a fast close — the discount you're waiting for probably isn't coming, and the inventory that replaces it may not fit.
If you're selling
Closed comps describe a market that already happened. Your competition is the active pipeline inside your own gate — often inside your own subdivision, at your own floor plan. Price against that stack on day one and you sell inside the median. Price above it and you become the comp that helps someone else sell.
